Scan to BIM Services

(Point Cloud to Revit & SketchUp)

Scan to BIM Services

SJ Geomatics provides professional Scan-to-BIM services across the UK, converting high-density laser scan point clouds into accurate 3D models in Autodesk Revit or Trimble SketchUp.

Whether you require a fully structured BIM model for coordination and construction, or a lightweight 3D model for concept design and planning, we tailor the output to suit your project stage and budget.

What is Scan to BIM?

Scan-to-BIM is the process of capturing an existing building or asset using 3D laser scanning, then converting the point cloud data into an accurate digital model.

It is commonly used for refurbishment and retrofit projects, heritage and complex structures, design coordination, MEP planning, developer feasibility studies, asset documentation and construction verification.

All models are created from survey-grade data with defined tolerances and quality assurance procedures.

Scan-to-Revit
(Point Cloud to Revit)

For coordination, construction and data-rich BIM environments

Our Scan-to-Revit service converts registered point cloud data into structured Autodesk Revit (.RVT) models, suitable for BIM workflows and design coordination.

Typical deliverables

  • Revit model (.RVT) aligned to project coordinates
  • Architectural and structural modelling to agreed LOD
  • IFC export (if required)
  • Registered point cloud (RCP/RCS formats)
  • 2D plans, sections and elevations (optional)
  • Deviation and tolerance reporting (optional)

Suitable for

  • RIBA Stage 2–4 design
  • MEP coordination
  • Clash detection workflows
  • Contractor design development
  • Asset information modelling
  • Public sector BIM requirements

Models are delivered to agreed LOD/LOI standards (typically LOD 200–350) and commonly to tolerances of ±10–20mm, depending on scope.

Scan-to-SketchUp
(A Lightweight Alternative)

Point Cloud to SketchUp (.SKP)

Not every project requires full BIM authoring. For early-stage design, planning and visualisation, we provide Scan-to-SketchUp modelling as a streamlined alternative.

We convert laser scan data into clean, structured SketchUp (.SKP) models, giving designers an accurate as-built base without the complexity of Revit.

Typical deliverables

  • Organised SketchUp (.SKP) model
  • Logical tags/layers and grouped geometry
  • Saved scenes for plans, sections and elevations
  • Optional DWG or IFC exports
  • Shell-only or detailed architectural modelling options

Ideal for

  • RIBA Stage 0–2 feasibility
  • Interior design and fit-out
  • Developer option studies
  • Planning submissions
  • Stakeholder visualisation
  • Projects where BIM compliance is not required

SketchUp models are typically produced to agreed tolerances of ±10–20mm, depending on building type and intended use.

Revit vs SketchUp — Choosing the Right Model

We advise on the most appropriate modelling level to ensure you don’t over-specify — or under-deliver.

Our Scan-to-BIM Workflow

  1. High-accuracy 3D laser scanning
  2. Point cloud registration and quality assurance
  3. Model creation in Revit or SketchUp
  4. Internal geometry and tolerance checks
  5. Delivery of structured, usable digital model

We can also integrate drone surveys for roof and inaccessible areas, topographical surveys for full site modelling, utility and GPR data overlays, measured building drawings, and deformation/monitoring data.
